Omar Homes use only the highest quality materials throughout the manufacturing process, carefully selected for their comfort, safety and durability. Every home conforms to the appropriate British Standard and is backed by a highly skilled Customer Care department. Changes to the basic specifications can be undertaken provided they do not depart from the Health and Safety requirements or British Standards.
Structure
All models are designed in accordance with BS.3632: (2005).
Subframe
Comprising a dual triangular beam frame constructed from a combination of heavy gauge steel angles and channels which are fully welded. The structure includes siting wheels, detachable tow bar and levelling jacks. All subframes are coated with bitumastic anti-corrosive treatment.
Floor
High density 18mm (¾”) thick flooring grade chipboard screwed and nailed to structural timber floor joints of appropriate sizes and spacing, which are securely bolted to the subframe. Various floor finishes are available as indicated in the decor specifications. Floor deck insulated with 48mm (1¾”) thick rigid insulation which is held in position between joints with a continuous heavy duty, flame resistant moisture barrier. Floor U-value of 0.48 W/m2/K with a typical skirted home attaining an approximate U-value of 0.28 W/m2/K.
Walls
Standard exterior finish is a synthetic copolymer resin containing selected mineral aggregates to give a class I spread of flame to BS.476. Available in selected colours, it is applied over primed exterior quality plywood cladding. Structural timber studworks with members of appropriate sizes and spacing incorporating fibreglass insulation between. Various internal wall lining materials are used, with all standard models utilising plasterboard with plywood reinforcement where necessary. All internal faces comply to BS.476 giving a minimum class III spread of flame (plasterboard being inherently more fire resistant). Wall U-value of 0.46 W/m2/K.
Roof
Preformed aggregate coated steel tile system, available in several colours, fixed to treated timber battens over sarking felt. Battens are secured to nail plated timber roof trusses at 13, 19 or 23 degrees as included in the decor specifications. Ceiling deck of plasterboard with decorative paper finish and coving. Roof void is insulated with fibreglass and ventilated via eaves, which are of various widths. All rainwater down-pipes and gutters are in PVCu. Fascias and bargeboards are plywood with a resin texture finish, treated timber on the Suffolk Cottage, or the option of PVCu, Roof U-value of 0.30 W/m2/K.
Plumbing
All plumbing is to BS.6700. Sanitary fittings including wash hand basin and WC are domestic quality glazed pottery complete with taps and fittings.
Baths
Synthetic material, complete with taps, bath panel and fittings.
Shower cubicles
When fitted (see plan layout) are complete with riser bar, shower head and glazed door.
Kitchen sink
Complete with drainer, taps and fittings.
Waste pipes
Plastic pipes terminating below floor level, directly below fitting, for site connection to local bylaw regulations.
Hot and cold water services
In insulated frost resin plastic where below floor.
Electrics
To IEE regulations (latest edition). Ring mains feeding 13 amp power points with a separate feed to lighting and auxiliary circuits. All circuits are wired for 230/250v A.C. single phase to 50 cycle mains supply. Power distribution via 4 to10 way 63, 80 or 100 amp consumer unit with miniature circuit breakers together with a 30 m.amp current operated earth leakage circuit breaker. Number and location of power points, light fittings, consumer units, etc. as shown on standard floorplans. Electrical inspection is to N.I.C.E.I.C. standards.
Windows and doors
All Omar PVCu frames are fitted with Low E double glazing. Various designs are available such as square leading, Georgian bar and feature door panels. These are available as optional extras where not standard.
Central heating
Electric feature fire to the lounge is standard in all standard models. A condensing natural gas combination boiler provides central heating for radiators and domestic hot water supply as standard.
